An extensive rehab of a 100 year old “old city” urban residential-over-storefront building. Work included a stairwell and elevator addition to the rear to provide modern egress and repair of the stone façade which was progressively separating from the building. The living units are of a unique narrow linear plan which creates a loft living character. The new storefront is a vivid modern and complementary adaptation to the original building’s imposing size and form.

Euclid & High

Positioned between The Ohio State University campus and the Short North district of Columbus, this traditional two-storey urban mixed-use building provides High Street frontage for up to three commercial businesses beneath three apartments. The building is of steel frame supporting a pre-tensioned concrete “Flexicore” floor.  Each apartment unit has a unique floor plan and includes colorized concrete floors, exposed ductwork and an exposed structural ceiling all of which create a distinctive loft character.

Third & Main

A rehabilitation of middle aged downtown building into modern office space. Interesting cornice and rustication details very effectively updated what was an unadorned but clean façade. Window systems of harmonious lines and new MEP brought energy usage up to modern standards.

Gahanna Commercial Strip

Designed as a convenience to the adjacent neighborhood that acts as well as an architectural transition from a busy thoroughfare. Details and building shape harmonize with the adjacent multifamily and single family residential architecture.

North Bechtle

A straightforward strip commercial building on a busy commercial corridor and adjacent to a shopping center. The simplicity of the design and the strength of the graphics have created a handsome colorful box that commands its place effectively in its active environment.
